Overview
Asphalt shingle covers the large majority of homes here, but the gap between the cheapest and the best asphalt roof is wider than most people expect. A light architectural shingle and a heavy one share a name and very little else.
We install CertainTeed architectural and designer lines with Landmark Pro as the standard, and we will tell you honestly where the extra money buys you something real and where it does not.

Shingle grades
Saying you are getting an architectural shingle is like saying you are getting a crossover SUV. Which manufacturer? Which trim? A base compact and a mid size with all wheel drive are both crossovers, and that is technically true and completely misleading. Weight per square is the number that actually separates them.
- Three tab, and why we do not install itBeing phased off the market. The tabs catch wind and blow off, the look is dated, and the warranty tops out around twenty five years. If a contractor is still pushing three tab, treat it as a flag.
- ArchitecturalThe market standard, and a category rather than a product. Dimensional look, far better wind performance, and enormous variation between manufacturers.
- What we installCertainTeed Landmark Pro. Roughly 270 lb per square against 225 for standard Landmark, which is about 1,100 lb more material on a typical home. Rated to 130 mph with the correct starter strip, against 110 mph.
- Builder grade to avoidTAMKO and IKO are cost driven products aimed at volume builders. We do not install them as standard. GAF and Owens Corning are legitimate alternatives at their upper tiers.

What does a roof actually cost?
Nobody publishes this, which is why everyone assumes the worst. Move the sliders for a real range in squares, the way a roof is actually quoted, including the cost per year you own it.

Range, not a quoteRead this before you trust the number. Roofing is priced by the square, which is 100 square feet. A townhouse is around twelve squares, a large single family twenty five to thirty five. These are our real working ranges for the DMV, but decking repairs, skylights, chimney work and ventilation upgrades are not in them, and nobody can price a roof properly without getting on it.

What is the difference between three tab and architectural?
Three tab is a flat single layer shingle with a uniform pattern. Architectural is laminated from multiple layers, which gives depth, more weight, better wind resistance, and typically ten to twenty more years of warranty. Architectural is the only one of the two we install.
How long does an asphalt roof last here?
Three tab commonly runs fifteen to twenty years in Virginia, which is part of why we do not install it. Architectural runs twenty five to thirty, premium designer longer still. Attic ventilation makes a bigger difference to those numbers than most people realize.
Is a fifty year warranty really fifty years?
Treat the number on the package as a marketing claim. A roof is a bit like meat with an expiration date, it does not go bad exactly on the day printed and it starts degrading well before. What actually decides how long a roof lasts is shingle weight, ventilation, flashing, and whether the installer knows the nail zone. Manufacturers also void warranties for improper installation, and their inspector will lift shingles and count nails.
Can I put a new roof over the old one?
Physically often yes, but we do not do it. It hides rotten decking, adds weight, shortens the life of the new shingle, and voids most manufacturer warranties.
