Velux, with the kit
The unit and its flashing kit are designed as one assembly. Buying a cheaper skylight and improvising the flashing out of coil stock saves a few hundred dollars and eventually costs you a ceiling.

One skylight will change a dark room more than any light fixture you can buy. Installed without the manufacturer flashing kit, it will also change your ceiling, and not in a way you enjoy.
The glass is almost never what leaks. What leaks is the connection between a rectangular hole and a roof that was designed to have no holes in it at all.
We install Velux because the flashing kits are engineered for the unit and for the roof covering, and because parts are still available years from now when a seal or a motor needs attention. The curb gets ice and water shield before the unit ever goes in, step flashing runs up both sides with the shingle courses, and the head flashing laps over the top. Done that way, a skylight is just a window.

Membrane wraps the curb and runs up the head and down both sides before the unit is set. It is the layer that saves you when wind drives rain uphill against the top of the frame.
A cloudy pane means the seal between the glass layers has failed. On many units that is a glass replacement rather than a tear out. We tell you which one you are looking at before you spend.
Whether it is a new opening, a replacement unit in an existing curb, or a reflash of one that leaks, the water details are the whole job and everything else is carpentry.
Four questions. You get a straight read on whether this is a repair, a replacement, a gutter job or an insurance claim, and where to go next.

Almost always the flashing, not the glass. Older units went in with sealant and coil stock instead of a proper kit, and once that sealant lets go the water has a straight path down the side of the curb. We rebuild the detail rather than resealing it.
If the unit is older than the roof coming off, yes. The flashing has to be rebuilt either way, so the labor is already on site, and setting a new unit at that point costs a fraction of doing it later as its own job.
It depends on the roof planes and the framing more than on the room. Two smaller units spread across a slope usually light a space more evenly than one large one, and smaller openings mean less rafter cutting and less structural work.
It can, depending on the slope it sits on and the glass. Current Velux units come with low emissivity coated glass, and vented units let the hot air off the ceiling in summer. We talk through orientation before anybody cuts a hole.
Yes, with a light shaft framed through the attic from the roof opening down to the ceiling. The shaft can run straight or flared, and a flared shaft throws noticeably more light into the room for the same size opening.

Clogged gutters back water up under the first course of shingles, rot the fascia and feed ice dams. Keep them clean on a schedule and the roof edge stays dry. Ask about adding the Annual Gutter Cleaning Plan to your roof project.
