Standing Seam Metal Roofing in Northern Virginia

Standing seam has no exposed fasteners, so there are no nail heads waiting to back out and leak. It also throws snow, which is why porch and bay roofs get guards before anyone parks underneath.

Overview

Metal is a different trade from asphalt, and most DMV roofers have never run a panel. Specialty systems take real expertise, and the seams are where you can tell who has it.

Standing seam panels lock together at a raised seam and fasten with hidden clips, so nothing penetrates the flat of the panel. Done right it outlives everything else on the house. Done wrong you get oil canning, panels that cannot move with temperature, and flashing that fights the gutter instead of feeding it.

01

Snow guards are mandatory

Any standing seam porch roof or bay roof gets snow guards, no exceptions. A metal roof releases its whole snow load at once, and below a porch that means a person, a car, or your gutter.

02

Metals have to match

Flashing metal matches gutter metal every time. Copper against aluminum sets up galvanic corrosion, and the joint eats itself from the inside while the roof above it still looks brand new.

03

Panels have to move

Metal expands and contracts with every temperature swing. The clip system is what lets the panel move. Pin it down wrong and the panel buckles, the seam opens, and the noise starts.

Detail

How we build a metal roof

The panel is the easy part. What separates a metal roof that lasts fifty years from one that leaks in eight is the deck, the underlayment, and every single transition detail.

  • $1,200 to $1,600 and up per squareStanding seam runs $1,200 to $1,600 and up per square installed. A square is 100 square feet. Complexity drives the number more than size does, so hips, valleys, dormers, and bays all move it.
  • Solid deck firstPanels fasten to the deck, so soft or uneven sheathing shows through as waves in the finished roof. We replace bad wood before a single panel goes up rather than hiding it under metal.
  • Synthetic underlayment and ice shieldSynthetic underlayment across the field, never asphalt felt, plus a full roll of ice and water shield at the eave running 24 inches into warm space and through every valley and wall.
  • Gutters sized for the runoffMetal sheds water faster than shingles, so gutters and downspouts get sized against the Virginia design rainfall intensity of 6.5 inches per hour instead of whatever happened to be on the house.

    What Virginia homeowners say

    Questions

Standing Seam Metal Roofing questions we get asked

How long does a standing seam roof last?

Fifty years or more when the deck is sound and the details are right. That is the real argument for metal. It is also why we are blunt about installer experience, because a fifty year system put on by somebody learning on your house is a fifteen year roof.

Is metal loud in the rain?

No. That reputation comes from barn roofs, which are panels screwed to open purlins with nothing behind them. On a house you have a solid deck, underlayment, insulation, and drywall between you and the panel. Most homeowners say it sounds like any other roof.

Why do you insist on snow guards?

Because a metal roof does not shed snow slowly, it lets go all at once. Over a porch, a walkway, a bay window, or a parking spot, that sheet has real weight behind it. Guards hold the snow on the roof until it melts, and we will not do a porch or bay roof without them.

Does metal cost more than asphalt?

Yes, roughly double or more per square against architectural asphalt. Whether that pays back depends on how long you are staying. The DMV is transient, and if you are moving in five years asphalt is the honest answer. We will say so rather than sell you the bigger ticket.

Can you do metal on just a porch or bay?

That is one of the most common metal jobs we run. A standing seam porch roof or bay roof next to an asphalt field roof looks sharp and solves low slope areas where asphalt struggles. It still gets snow guards and flashing metal matched to your gutters.

    Protect the roof

A roof is only as good as the gutter below it.

Clogged gutters back water up under the first course of shingles, rot the fascia and feed ice dams. Keep them clean on a schedule and the roof edge stays dry. Ask about adding the Annual Gutter Cleaning Plan to your roof project.
