Details, not the field
We spend the visit where roofs actually leak. Pipe collars, step flashing, counter flashing, valley metal, the ridge, and every place a vent or a wall interrupts the shingle plane.

Roofs almost never fail all at once. They fail at the details, one sealant joint and one lifted tab at a time, and a yearly tune up is the cheapest way to get the years you paid for.
A roof is a system of edges, seams, and penetrations, and every one of them is a place where water gets a vote. Maintenance is how you keep winning that vote.
The shingle field is usually the last thing to go. What fails first is the sealant at a pipe collar, a lifted step flashing, or a valley packed with pine needles holding water against the roof. We walk the roof once a year, reseal what needs it, resecure what has lifted, clear what is holding water, and send you the photos either way.

Pipe collars get polyurethane sealant rated for the movement and the sun. Hardware store silicone shrinks, cracks, and hands you a leak in the same spot within a couple of summers.
Each visit is photographed, so you are not comparing this year against memory. Watching one detail across three visits tells you when a repair becomes a replacement, and when it does not.
This is not a sales visit with a ladder attached. It is a scheduled maintenance call with a checklist, and when nothing needs doing we tell you that and leave.
Four questions. You get a straight read on whether this is a repair, a replacement, a gutter job or an insurance claim, and where to go next.
We cover Northern Virginia and the Fredericksburg area out of two offices. Search for your town, or pick it off the list to see the map and the local page.
No match in our service area. Call (703) 347-6482 anyway, we travel for larger jobs.
We get on the roof and photograph what we find before we quote. You see the same evidence we do.

Once a year is the right rhythm for most homes in the DMV, plus a look after any real wind or hail event. Older roofs and roofs under heavy tree cover earn a second visit, usually in late fall once the leaves are down and the valleys are full.
It will not make a shingle last longer than it can. What it does is stop the small failures that end a roof early. Most roofs we replace are not worn out, they leaked at one detail for years and took the decking with them.
No, but they pair well. We do gutter cleaning as its own service and we look at the roof while we are up there. An inspection during a gutter clean is not an upsell, it is the mechanic checking your brakes during an oil change.
Warranty years are a marketing claim, closer to an expiration date on meat than a promise. What actually decides whether a roof reaches its life is shingle weight, ventilation, flashing, and whether the installer knew the nail zone. Maintenance protects most of that list.
You get told, with photos, and a free written estimate with no obligation. Sometimes the answer is a targeted repair, sometimes it is a replacement, and sometimes it is to do nothing for another two seasons and look again next year.
Every town we cover has its own page with local detail. Pick yours.

Clogged gutters back water up under the first course of shingles, rot the fascia and feed ice dams. Keep them clean on a schedule and the roof edge stays dry. Ask about adding the Annual Gutter Cleaning Plan to your roof project.
Book a free inspection and we will tell you what your roof needs now and what it will need later. Photos either way, no pressure, and no obligation to schedule anything.
Tell us what you are seeing and we will get back to you to set a time.
