Scopes boards can read
Plain language, broken out per building, with photos attached. Boards approve what they understand. We will present it at a meeting if that is what gets you to a vote.

You are not just buying a roof. You are defending a decision to a board, an owner, or a reserve study six months from now, which means the documentation matters almost as much as the shingles do.
We work with community managers, boards, and portfolio owners the way you actually operate, which is on a calendar, on a budget, and with somebody constantly asking you for proof.
That means a scope you can drop into a packet, pricing broken out by building so the board can approve in phases, and an invoice that reconciles to the scope without a phone call. We hold Virginia contractor license 2705155080 and we carry a workers comp certificate with the sheet metal class code, which is the one you should be checking on every roofing bid you accept.

Not every community can fund forty roofs at once. We help you sequence by actual condition rather than by street address, so the worst buildings go first and the reserve survives.
You get a direct contact who knows your property, not a call center. When an owner emails you at nine at night about a leak, you forward it and it gets handled.
Managers are rarely short on contractors. They are short on contractors who show up when they said they would, document what they did, and bill exactly what they quoted.
Four questions. You get a straight read on whether this is a repair, a replacement, a gutter job or an insurance claim, and where to go next.
We cover Northern Virginia and the Fredericksburg area out of two offices. Search for your town, or pick it off the list to see the map and the local page.
No match in our service area. Call (703) 347-6482 anyway, we travel for larger jobs.
We get on the roof and photograph what we find before we quote. You see the same evidence we do.
One crew for the roof, the siding and the gutters, so nobody is blaming the other trade.

Yes. We will come to a meeting, walk through the assessment, and answer owner questions directly. Boards make better decisions when the contractor is in the room, instead of everything getting relayed by a manager who is stuck defending a scope they did not write.
Yes. We can bill per building, per phase, or consolidated for the whole project, whichever reconciles cleanly against how the association approved the spend. Tell us how your accounting wants to see it and we will match the format, and we can break out labor and materials separately if the reserve requires it.
Mostly by preventing them. Written notice with dates, parking instructions, protection over patios and landscaping, and daily magnet sweeps. When something does come up you have one number to call, and we will deal with the owner directly if you want us to.
A Virginia contractor license you verify at DPOR, general liability, and workers compensation with the sheet metal class code on the certificate. That last one gets skipped constantly. A comp policy classified for a lower risk trade may not cover a fall on your property.
All of it. Roofing, seamless gutters, downspouts and drainage, siding, trim, fascia, and soffit. For a manager that means one contractor and one invoice for the entire envelope, instead of coordinating three trades who blame each other for the same leak.
Every town we cover has its own page with local detail. Pick yours.
Clogged gutters back water up under the first course of shingles, rot the fascia and feed ice dams. Keep them clean on a schedule and the roof edge stays dry. Ask about adding the Annual Gutter Cleaning Plan to your roof project.
Give us the address list and we will assess every building, photograph the condition, and come back with a ranked report and per building pricing at no cost to you.
Tell us what you are seeing and we will get back to you to set a time.
