Warranties and What They Actually Cover

A warranty year is a marketing number, a lot like the date stamped on a package of meat. What decides whether your roof lasts is shingle weight, ventilation, flashing, and whether the installer knows the nail zone.

Overview

Everybody in this trade sells years. Fifty year shingle, lifetime warranty, thirty year workmanship, and almost none of it means what a homeowner assumes it means when they hear it.

Manufacturer warranties cover manufacturing defects, which are rare, and they are prorated and full of conditions about ventilation and installation. They do not cover the thing that actually kills roofs, which is a bad install. A roof fails at the flashing, at the nail line, and at the ridge long before the shingle itself gives out. So we would rather talk with you about how it goes on.

01

Shingle weight

CertainTeed Landmark Pro runs about 270 pounds per square against 225 for standard Landmark. On an average home that is roughly 1,100 pounds more material, which is not a number in a brochure.

02

The nail zone

Six nails, placed in the manufacturer's reinforced strip, driven flush and not overdriven. High nailing voids manufacturer coverage, and it is the most common defect we find on other people's work.

03

Ventilation

An attic that cannot breathe cooks the shingle from underneath and takes years off it. Manufacturers know that, which is why inadequate ventilation is written into the warranty as an exclusion.

What we actually put in writing

We are not going to invent a number to beat the guy who told you thirty years. Here is what you genuinely get from us, and where the real protection on a roof comes from.

  • Written terms before work startsYour estimate spells out the materials by product name, the system components, and the terms of our workmanship coverage. You read it before you sign, not after, and you can ask us to explain any line in it.
  • CertainTeed ShingleMasterCertainTeed vets and certifies the contractors who carry this. It matters because certified installers can register qualifying systems for extended manufacturer coverage. Ask what your specific roof qualifies for and we will tell you plainly.
  • Installed so coverage holdsSynthetic underlayment, ice and water at eaves and valleys, Type D drip edge at eave and rake, the correct starter strip, six nails in the zone, shingle over ridge vent. Skip any of it and a manufacturer has grounds to deny.
  • Proof it was done that wayCompanyCam photos and video capture the underlayment, the flashing, and the nailing before shingles ever cover them. That file is stored indefinitely, and it is the evidence a manufacturer or a future buyer would ask for.

    What Virginia homeowners say

    Questions

    Warranty questions we get asked

How long is your workmanship warranty?

The terms are written on your estimate, and we would rather you read the terms than the headline number. Anyone quoting a very long workmanship warranty is making a promise about a company that has to still exist to honor it. Ask what it covers, what voids it, and who pays for the tear off.

Will a fifty year shingle really last fifty years?

No. That is a marketing statement and the fine print is prorated. It also assumes perfect ventilation and a flawless install. The DMV is transient, so on a home you own for five or eight years, what matters is how the roof performs in that window and what a buyer's inspector sees.

    What voids a manufacturer warranty?

High nailing or overdriven nails, inadequate attic ventilation, installing over an existing layer, a missing or incorrect starter strip, and unapproved accessories at the ridge. Most denied claims are install problems, not defective shingles. That is exactly why we document how yours went on.

Does the warranty transfer if I sell the house?

Manufacturer coverage usually transfers once, within a set window after the install, and there is paperwork involved. Terms vary by manufacturer and by product line, so we point you at the specific document for what is on your roof rather than guessing at it here.

What do you do if something goes wrong later?

You call (703) 347-6482 and we come back out. We pull up your CompanyCam file, look at what was actually installed, and figure out whether it is workmanship, material, or something new like a storm. Having the photos means nobody has to argue about what happened.
