Square, shimmed, sealed
A unit set out of square binds, and a binding window fails at the seal within a few seasons. We shim to the frame, check operation before the trim goes back, and seal from the outside in.

Old commercial windows leak air, leak water, and cost you every month on the utility bill. Replacing them is straightforward. Doing it without shutting the business down is the actual skill.
A window is a hole in a wall with glass in it, and nearly everything that goes wrong with a replacement happens at the edge of that hole rather than in the glass itself.
We replace commercial windows in storefronts, offices, and multi unit buildings across Northern Virginia. Units get set square and shimmed properly, the opening gets flashed and sealed, and the exterior finish goes back so it does not read as a repair. Openings are opened and closed the same day so nothing sits behind plastic overnight.

Sill pan, head flashing, and a drainage path out of the opening. Most commercial window leaks we get called on are not the window. They are an opening that was foamed and caulked instead of flashed.
Every opening we cut gets a finished unit in it before the crew leaves. Nobody on your staff spends a night behind plywood, and nothing is exposed if weather rolls through overnight.
The building keeps operating while we work, which means the sequence, the staging, and the daily cleanup matter as much as the units you picked. All of it is planned before day one.
Four questions. You get a straight read on whether this is a repair, a replacement, a gutter job or an insurance claim, and where to go next.

Yes, along with office and multi unit windows. Storefront systems are their own animal because of the size of the glass, the framing, and the access required, so they get scheduled and staged separately from punched openings elsewhere in the building.
Less than most owners expect. We open, replace, and close each opening the same day, so no space is left unsecured overnight. Interior areas get covered and cleaned before we leave each afternoon. The loud portion of any single opening is short.
Yes. Insulated glass with a low E coating and a thermally broken frame cuts heat gain and stops the draft coming off older single pane and worn out units. Occupants usually notice the comfort on sunny elevations before accounting notices the bill.
You can go by elevation, by floor, or unit by unit. Failed seals showing fog between the panes are the usual trigger. We inspect the whole building, tell you which units have actually failed, and let you phase the rest across budget years.
Virginia contractor license 2705155080, and workers comp carrying the sheet metal class code. You can verify the license at DPOR before anyone starts work. On a commercial property that verification is worth the two minutes it takes, and we will send both documents over with the estimate.

A clogged gutter dumps water down the face of the house, over siding, window trim and door heads, and into the foundation below. Keeping the gutters clean on a schedule protects the work you just paid for. Cleared by hand, every downspout flushed, photos of the whole roofline.
Free inspection, free written estimate, no obligation. We will inspect every unit, tell you which ones have actually failed, and price it so you can phase the work if you want to.
