Luxury Roofing in Arlington, VA

Arlington roofs sit close together, close to the street and often inside a historic district. Access, review and neighbors shape half the job here, so we plan all three before we quote a single square of material.

Overview

Between the detached homes in neighborhoods like Lyon Village and Maywood and the attached homes closer in, most Arlington work involves a tight lot, a shared wall or an alley approach.

Those constraints drive real decisions. Dumpster and trailer placement gets arranged ahead of the crew, staging stays off the sidewalk, and townhouses with shared walls get FRT plywood where code calls for it. If your block sits in a historic district, we pull the profile and color your review needs before anything is ordered.

01

Historic district work

Slate, tile and standing seam are frequently required rather than optional in these neighborhoods. We prepare the material documentation your review needs and install the profile that was approved, not a lookalike that gets flagged later.

02

Tight lot logistics

On a narrow lot the difference between a clean job and a bad one is planning. Ladder placement, debris containment, protection for the neighbor's fence and cars, and a magnet sweep of the alley before the crew rolls out.

03

Flat and low slope

Rear additions and modern builds mean membrane work. EPDM runs $1,200 to $1,800 per square and TPO runs $1,200 to $1,600. Most roofers here have never touched a flat roof, which is exactly why so many of them leak.

Detail

How we work an Arlington job

Dense blocks and older housing stock create details you do not run into on a half acre lot. These are the four we address on every Arlington property.

  • Shared walls and FRTAttached and semi attached homes get FRT plywood at the shared wall where it is required. We do not skip a fire rated detail because it sits under the shingle where nobody will see it after the job closes.
  • Review and documentationEverything goes on CompanyCam, photos and video, stored indefinitely, and you get the link. That record is useful for a review board, a future buyer, or an insurer who wants to see what was actually installed under the finish.
  • Metal, copper and snowSoldered copper on valleys and gutters, flashing metal matched to gutter metal, and never copper set against aluminum. Standing seam on porch and bay roofs gets snow guards, which matters more when the drop lands on a public sidewalk.
  • Insurance and storm claimsNever sign an assignment of benefits, it hands over your claim rights. Anyone offering to cover your deductible is proposing insurance fraud in Virginia. We do not discount claims restoration work, and our workers comp carries the sheet metal class code.

    What Virginia homeowners say

    Questions

Luxury Roofing in Arlington, VA questions we get asked

Do you handle the historic district requirements?

We handle the roofing side of it. We supply the material specification, profile and color information your submission needs, and we install exactly what gets approved. If a certificate of appropriateness applies to your block, we build the schedule around that timeline rather than around ours.

There is nowhere to put a dumpster on my lot. Now what?

That is normal here and we plan for it. Depending on the block we use a smaller trailer, load directly and haul the same day, or stage in the alley. We confirm the plan with you before the crew arrives so nothing is a surprise to you or your neighbors.

My addition has a flat roof that keeps leaking. Can you fix it?

Usually, and the first step is finding out whether the membrane failed or the transition to the main roof did. That junction is where most of these leaks actually start. We inspect both, photograph the failure and then tell you whether it is a repair or a replacement.

How do you verify you are licensed and covered?

Virginia contractor license 2705155080, verifiable at DPOR, plus a workers comp certificate that carries the sheet metal class code. Ask any roofer for both. On a tight Arlington lot with someone else's house six feet away, coverage is not a formality.

Are you available if something opens up in a storm?

Emergency calls go to the front of the line. On dense blocks a failure can move water into a neighbor's wall fast, so we get it dried in and documented first, then deal with the permanent repair and the claim paperwork in daylight.
