Luxury Roofing in Great Falls, VA

Great Falls roofs are large, steep and usually sitting under a mature tree canopy. That combination punishes shortcuts, so we inspect the entire assembly before we talk about material or price.

Overview

A Great Falls roof often runs past the 25 to 35 squares of a large single family home, and much of that surface is cedar, slate or metal across a complicated set of intersecting gables.

Deep lots and long drives change the logistics. Material has to be staged where a trailer can reach without cutting ruts into the drive, and tear off has to come down without stripping limbs off a hundred year oak. We work that out during the inspection, not on the morning the crew shows up.

01

Cedar done properly

Real cedar shake runs about $65K and up on an average home, and more out here because the roofs are simply bigger. Correct exposure, stainless fasteners and a breathable layer beneath the shake are what make it last.

02

Metal and snow

Standing seam runs $1,200 to $1,600 and up per square. Porch and bay roofs get snow guards without discussion, because a slab releasing off a standing seam panel will take out a railing, a shrub bed or a person.

03

Canopy and water

Under this much tree cover, valleys load up and gutters carry more than water. We size gutters to the Virginia design rainfall of 6.5 inches per hour and set a guard that can actually clear an oak in November.

What the work involves

Big roofs hide their problems well. Here is what we check and what we hold to on every Great Falls property we take on.

  • We inspect before we quoteThe inspection costs nothing and so does the written estimate. If the field still has life and the failure is a chimney flashing or one bad valley, we will say that and repair that, instead of selling you a tear off you do not need.
  • Metal matched to metalCopper flashing goes with copper gutters and aluminum with aluminum. Mixing the two starts galvanic corrosion right at the joint, and the joint is exactly where water goes. Custom copper gutters get soldered seams, never sealant.
  • Under the finish materialSynthetic underlayment only. Ice and water shield full roll at the eave and 24 inches into warm space, plus all valleys, walls and protrusions. Shingle over ridge vent, never foam roll or aluminum. Velux skylights, Vulkem at pipe collars.

    What Virginia homeowners say

    Questions

Luxury Roofing in Great Falls, VA questions we get asked

How much of my cedar roof actually needs to come off?

Often less than you were told. Cedar fails in patches, usually on the southern exposure and in the valleys first. We photograph every slope and show you which sections are spent and which are sound, then price both the repair and the replacement so you can compare them side by side.

Can you match new metal to the copper already on my house?

Yes, and matching matters more than most people realize. We keep the whole assembly on one metal family so the flashing, the valleys and the gutters age together. Putting copper against aluminum guarantees corrosion at the connection within a few seasons.

Is a metal roof loud when it rains?

Not when it is installed over a solid deck with proper underlayment, which is how we install it. The noise people remember comes from panels screwed over open purlins on a barn. Standing seam on a house sits on a full deck and sounds close to any other roof.

What do you do about the trees over the roof?

We do not remove trees, but we tell you which limbs are abrading shingles or dumping into a valley so your arborist can handle it. We also point out where the gutter system is undersized for the debris load and what a correct size would be.

Do you charge for the inspection or the estimate?

Neither. The inspection is free, the written estimate is free and there is no obligation attached to either one. We would rather walk your roof, hand you the photos and be wrong about needing work than talk you into a job you can put off for years.
