Shade and moisture
North slopes under a canopy hold moisture, grow moss and rot decking from above. We pull back the failed sections during tear off and replace the sheathing rather than nailing a new roof onto soft plywood.

Oakton homes sit on wooded lots, and their roofs spend most of the year in shade and leaf litter. Moss, damp valleys and gutters carrying more debris than water are the pattern we find here.
The housing here is established and generous, mostly Colonials, split levels and custom builds from the 1980s, and most of those roofs are now at the end of a second asphalt life.
So the interesting question is what sits under the shingles. We check the decking, how the bath and kitchen exhaust actually terminate, the ridge, and whether the previous crew ran ice and water shield or just a strip of felt. Then we quote the roof the house needs, in writing, before you commit to anything at all.

Real cedar shake fits a lot of these houses and runs about $65K and up on an average home. Standing seam runs $1,200 to $1,600 and up per square, with snow guards required on every porch and bay roof.
Most Oakton lots put the roof well back from the road. We protect the drive, keep the beds and irrigation heads covered, and run magnets across the yard and the parking area before the crew leaves for the day.
Shade, tree debris and thirty year old ventilation drive most of the failures out here. Here is how each one gets addressed.
Four questions. You get a straight read on whether this is a repair, a replacement, a gutter job or an insurance claim, and where to go next.

Not necessarily. Moss tells you the slope stays damp, which is common under an Oakton canopy, but the shingle underneath can still be sound. We check granule loss, the mat condition and the decking from the attic side before anyone says the word replacement.
A square is 100 square feet. A large single family home usually lands between 25 and 35 squares, and many Oakton houses sit at the upper end of that once you count dormers, porches and a rear addition. We measure it rather than estimate from the curb.
It depends on the architecture and how long you plan to stay. Real cedar starts around $65K and up and looks correct on the right elevation. Heavyweight architectural asphalt runs $550 to $650 per square and is the honest answer on plenty of these homes.
Yes. We provide the product data, profile and color samples the committee asks for, and we install what gets approved. If your covenants restrict metal or require a specific shingle line, we will tell you that during the inspection and quote accordingly.
Emergency calls go to the front of the line, and after a storm the priority is stopping water and documenting damage on CompanyCam. Do not sign an assignment of benefits with anyone, and walk away from anybody offering to cover your deductible. That is fraud in Virginia.
