Overview
A roof is a system, not a layer of shingles. Deck, underlayment, ice and water shield, flashing, ventilation, and the shingle itself all have to work together, and a warranty only holds if every piece is installed to spec.
We tear off to the deck every time. Going over an existing layer hides rot, voids most manufacturer warranties, and costs you the chance to catch a problem while it is still cheap to fix.

What a full replacement includes
Every replacement we quote is the complete system. There are no line items we quietly leave out to look cheaper than the next estimate.
- Tear off to deckEvery existing layer comes off. Decking is inspected board by board and any rot or soft plywood is replaced before anything new goes down.
- Underlayment and ice shieldSynthetic felt across the field, never fifteen or thirty pound asphalt felt. Ice and water shield a full roll at the eave, twenty four inches into warm space, plus every valley, wall and protrusion.
- Flashing and ventilationNew flashing at every penetration and wall, with flashing metal matched to your gutter metal so copper and aluminum never touch. Shingle over ridge vent, never foam roll. Intake and exhaust balanced so the attic actually breathes.
- Shingle systemCertainTeed Landmark Pro as standard, roughly 270 lb per square against 225 for standard Landmark. Installed to the nail zone, nail count and starter spec the warranty actually requires.

How long does a roof replacement take?
One day on the large majority of homes, tear off through clean up, anywhere from a twelve square townhouse up to a thirty five square single family. Roofing is controlled chaos and a full trained crew is what makes a single day possible. If yours will need longer you hear that before we start, not on the day.
What is the CertainTeed ShingleMaster certification?
A manufacturer credential that requires proven installation standards and ongoing training. It unlocks warranty tiers a non certified contractor cannot register on the identical shingle. It matters less for the certificate and more for what it proves about how the roof gets installed.
Do you replace the decking?
Only what needs it. We inspect every board once the old roof is off. Sound decking stays, soft or rotted sections get replaced, and we show you those areas before we cover them up.
What happens if it rains mid job?
We watch the forecast and only tear off what we can dry in that day. If weather turns unexpectedly the open sections get covered and secured before the crew leaves. Your home does not sit exposed overnight.
Will a new roof help with my energy bills?
Some, mostly through ventilation rather than the shingle itself. Balanced intake and exhaust stops heat building in the attic in summer, which takes load off your cooling and extends shingle life at the same time.
